Update on Longfellow Elementary

On May 23rd, 2007 the Royal Oak School Board accepted bids for proposed plans and pricing for Longfellow Elementary.
Here are the bids that were submitted:
Longfellow:
• $1,260,000 cash from Joe Lavitsky, JSN Design Inc for adaptive reuse of the building, the $1,260,000 is for the 2.4 acres that contains the building only… the northeast corner of the approximately 4.94 acre Longfellow site. For use as senior living housing. – This seems like a pretty good offer. The YMCA could still expand into the rest of the site. It seems to me that this is the top bid because it’s 1.26 million for HALF of the site? - Plus senior housing for Royal Oak!
• From RSMLSC, talking to YMCA, $1.8 million, and 2 year land contract. I am not sure if they included the required $50,000 deposit.
• $1,369,100 (not sure I got that number exactly right) from Lacritz Webber (sp?) Ventures (Wm Lacritz, principal) for 240 ft depth for commercial along Maxwell. 240×182 commercial space plus 20 lots. Want to expand the detention area.
• $1,275,000 cash Winnick Homes for senior living community. Will work with Mitchell Blesnick
• $1.1 million from Vito Anthony Homes (I at first thought they said Valentino Properties?) for 18 single family homes, 2000 sq ft
• $1 million from Investico 2 year land contract multi-family
• $900,000 from the YMCA for the whole site, and $400,000 for just the corner at Longfellow & Maxwell
• TDG Development (Suntex) $600,000 cash. Duplex, multi family
Now that the bids are submitted, Great Northern Consultants will examine all of the bids and interview the viable bidders. The Bidders will then have the opportunity to rework pieces of their proposal. This process will take a few months. Great Northern Consultants will make their recommendations to the Royal Oak School Board. The Royal Oak School Board will then make their final decision at an upcoming school board meeting.
